The Abu Dhabi Real Estate Centre placed Hudayriyat Island first in residential sales value during the first half of 2026 with Dh19 billion in transactions that accounted for 27 percent of the emirate total. Saadiyat Island followed at Dh13.3 billion while Al Reem Island and Al Maryah Island together reached Dh10.5 billion and Yas Island recorded Dh7.3 billion. Emirati buyers committed Dh21 billion to residential property in the period compared with Dh8.9 billion in the first half of 2025 according to the centre.
ADREC data shows overall residential unit sales reached Dh70.4 billion in the first half of 2026 against Dh25.3 billion a year earlier as off-plan deals made up 89 percent of sales value and 82 percent of transactions. Resident expatriates and non-resident foreign investors drove more than 70 percent of the residential sales value the centre reported. Repeat sales prices rose 20 percent year-on-year for apartments and 12 percent for villas in the period.
A report from the Abu Dhabi Real Estate Centre indicates six districts including Hudayriyat Island Al Saadiyat Island Al Reem Island Yas Island Zayed City and Khalifa City will drive 77 percent of projected incremental residential supply through 2030. Deliveries are expected to peak at around 21,800 units in 2028 the ADREC Real Estate Market Report for the first half of 2026 stated. The Abu Dhabi region has recorded average annual supply growth of 3.3 percent since 2022 and now represents 79 percent of the emirate’s residential stock according to the centre.
The Abu Dhabi Real Estate Centre recorded 233,000 active residential lease contracts in the first half of 2026 with total lease values reaching Dh9.3 billion. Lease values increased 8 percent year on year while contract volumes rose 2 percent the centre’s data showed. Ten leading developers accounted for 90 percent of off-plan primary sales at Dh51 billion and ten projects represented 43 percent of residential unit sales at Dh30 billion according to the authority.
In the ready market 61 percent of purchases were completed in cash the Abu Dhabi Real Estate Centre reported. Property price indices on Hudayriyat Island reached AED 1,775 per square foot by June 2026 reflecting a 15.13 percent rise over the previous 12 months according to Bayut figures. The island’s master plan developed by Modon integrates residential units with sports leisure and waterfront amenities that have supported transaction activity.
The Abu Dhabi Real Estate Centre noted that the market attracted buyers from multiple nationalities with strong interest from resident expatriates and foreign investors during the first half of 2026. Hudayriyat Island’s performance continued a trend established in the first quarter when it led with approximately Dh11.97 billion in transactions the centre’s earlier release showed. Additional supply in the district forms part of the broader pipeline that the authority projects will expand the emirate’s housing options through the end of the decade.
