The Dubai Media Office announced on September 21, 2026, that Dubai South has opened the new regional distribution centre for Dior in the Middle East at its EZDubai logistics zone. This step enhances the district’s position as a preferred destination for major global companies seeking advanced solutions in logistics services and supply chain management. Dubai South welcomes Dior regional distribution centre as part of broader efforts to position the area as a hub for luxury sector operations across the GCC and beyond.

Dubai South concluded 2025 by attracting 653 new companies, bringing the total number of operational businesses to more than 4,200 while maintaining a 90 percent retention rate among existing tenants, according to a district performance summary. The Logistics District also recorded a 65 percent increase in new business licenses issued that year, driven by demand for its direct access to Al Maktoum International Airport cargo terminals and Jebel Ali Port via a dedicated bonded corridor. Such connectivity has supported the establishment of specialised facilities for e-commerce and contract logistics operators. The addition of Dior’s centre aligns with this expansion pattern.

Rents across Dubai South’s industrial and logistics submarket climbed 25 percent year-on-year during 2025 to an average of AED 45-55 per square foot, a Knight Frank UAE Industrial and Logistics Market Review 2025-26 found. The report attributed the gains to sustained occupier requirements from logistics firms amid constrained availability of high-quality space and rising development costs. Dubai South ranked among the leading submarkets for rental growth, trailing only select central locations such as Al Quoz and Dubai Industrial City.

Luxury brands have increasingly established independent distribution centres in Dubai free zones to meet rising regional demand rather than depending on joint-venture partners, according to a Khaleej Times review of sector trends. The UAE and Saudi Arabia account for the bulk of luxury spending in the Middle East, where many high-end retail outlets in Dubai have outperformed traditional markets in Asia. Online luxury sales have grown at three times the pace of physical channels, propelled by high digital engagement that requires rapid and transparent delivery options.

The Logistics District inaugurated multiple large-scale facilities in 2025, including a Ford parts centre developed with DB Schenker, an expanded DHL innovation hub and a new site for Expeditors, district records show. These projects complement agreements with operators such as UPS to add temperature-controlled storage and value-added services tailored to regional needs. Dior’s facility joins this network, capitalising on the multimodal platform that extends to future Etihad Rail connections.

A PwC Middle East evaluation of GCC digital and logistics transformation noted that Dubai’s strategic location has elevated its role in redistributing high-value goods to neighbouring markets. The emirate’s free zones provide regulatory flexibility and integrated customs processes that reduce transit times for time-sensitive luxury inventory. Industry assessments project continued uptake of such space as brands refine omnichannel models to serve a young, affluent consumer base.
