The project’s September business launch comes as housing delivery and new commercial developments reshape the retail map around Sharjah’s Suyoh district.

The Village Mall’s business launch in Sharjah has brought the emirate’s changing retail geography into focus, as developers prepare new shopping destinations around residential districts beyond the established city centre.

The project held its invitation-only business event at Al Jawaher Reception and Convention Centre on 29 September, introducing its concept to prospective commercial partners. Backed by Abdullah Aldah Group, The Village is being developed in the Al Siyouh area near Maliha Road, with plans combining retail space, food outlets and organised sport.

Its immediate significance is the move from presenting a development concept to recruiting the businesses that will occupy it. The launch comes as nearby housing communities are being handed over and their own shops and services move through construction, creating a more detailed picture of where suburban retail supply is taking shape.

A business launch before the public opening

The official event announcement identified the gathering as a B2B launch, with a programme scheduled at JRCC’s Yaqout and Zumurrud Hall. It also advertised a special message from David Macadam, chief executive of the Middle East Council of Shopping Centres and Retailers.

The venue’s subsequent social-media post confirmed that it had hosted the business event. The gathering introduced the mall to a commercial audience, rather than marking the start of public trading.

The Village’s website advertises a 2026 opening, but does not give a confirmed opening day. For readers following the project, the September event is therefore a leasing and business-development milestone. A public opening announcement will be a separate development.

The developer identifies Abdulla Sultan Aldah as the founder behind the project. Its published timeline traces the concept to 2023, followed by site selection and planning in 2024 and the start of its leasing programme in 2025.

Housing delivery reshapes the local catchment

The location places The Village within a part of Sharjah where substantial residential development is already producing completed homes. That is a more specific backdrop than a general claim that the UAE’s shopping market is growing.

In a July 2025 update, Arada reported that 1,500 homes had been handed over at Masaar in the Suyoh district. The developer said the remaining residential phases were scheduled for completion by the end of 2026. Those figures describe the position at the time of that announcement, rather than an updated count of occupied homes today.

Arada also awarded a AED60 million construction contract for Masaar Central, a retail and leisure centre with 53,000 square feet of gross leasable area. Its announced mix included a supermarket, gym and nursery, with completion also scheduled for the end of 2026.

The two developments illustrate different approaches to serving the area. Masaar Central is being built within a residential master plan, while The Village is presenting a separate mall combining shopping and recreation. Together, the projects show how commercial development is accompanying the housing pipeline.

Sharjah’s census supplies the broader demographic context. The 2022 count recorded approximately 1.8 million people across the emirate, including 1.6 million in Sharjah City. Residents aged 20 to 39 accounted for 51% of the emirate’s population, while those aged 19 and under represented 22%.

Those are emirate-wide figures, not a measurement of The Village’s immediate customer base. They nevertheless explain why retail proposals centred on households, younger residents and recreational activities have a substantial demographic setting.

Retail space shares the plan with sport

The Village’s published retail proposition includes The Outlet, described as 216 units across 12,000 square metres. Its proposed categories span clothing, cosmetics, home décor and accessories, with permanent promotional retail forming part of the concept.

The leasing material advertises monthly and yearly payment options. This identifies how the space is being marketed to prospective occupiers; it does not establish rental levels, signed occupancy or the eventual balance between independent traders and larger brands.

Alongside those units, the plans include a 1,800-square-metre ice rink and a rooftop sports academy. The academy’s published facilities include football, padel, a swimming pool, gyms and multi-sport courts. These are planned components in the project’s pre-opening material.

Putting organised sport within the same development gives the proposal a different operating structure from retail space alone. Coaching programmes, court bookings and memberships involve scheduled participation as well as casual visits. How those activities relate to the shops will become measurable once the facilities are operating.

The combination also means the opening programme encompasses several distinct types of business. Retail tenants, food operators and sports facilities will each form part of the destination’s eventual operating mix, rather than the project consisting solely of a collection of shop units.

An extension of an existing Sharjah business

The project also sits within an established local portfolio. Abdullah Aldah Group dates its foundation to 2002 and lists Al Shaab Village, Al Shaab Cinema and Skate Gate among its businesses.

The group describes Al Shaab Village as combining more than 240 retail outlets with dining and family entertainment. The Village therefore extends a combination of shopping and leisure already present in the company’s Sharjah operations, while placing it in a different district and adding a substantial rooftop sports component.

That history provides context for the development without making the two destinations interchangeable. Their surrounding communities, tenant arrangements and facilities are distinct, and the newer project’s operating record has yet to begin.

Following the September business launch, the next concrete milestones are the confirmed opening date, the named retail line-up and the timetable for bringing the leisure facilities into use. Those announcements will show how the plans presented to businesses translate into a working destination for Sharjah’s residents.
