LEAD Real Estate Developer has opened a sales centre in Al Ain for the Al Dhaher Residential Project, an integrated housing initiative under the Emirati Housing Program developed in partnership with the Abu Dhabi Housing Authority and the Abu Dhabi Projects and Infrastructure Centre. The facility allows eligible citizens to review villa designs, plot options and community plans for the project, which spans 198 hectares in its initial phase. Project officials noted that the centre forms part of broader efforts to streamline housing allocation while aligning with sustainable urban growth objectives across the Al Ain Region.
The development will feature 1,000 villas with four, five and six-bedroom configurations, where plot sizes range from 900 to 1,000 square metres and built-up areas vary between 430 and 530 square metres. According to WAM, the overall project carries a development value of AED3.126 billion and targets completion in the fourth quarter of 2028, delivering an environment that merges modern living standards with elements of national heritage. A subsequent phase will bring the total to 2,200 villas across a 528-hectare site located approximately 15 kilometres south of Al Ain city centre near the UAE-Oman border.
Community infrastructure forms a central component of the master plan, with provisions for public and private schools, mosques, parks, open spaces, retail outlets, sports amenities and recreational facilities. LEAD Real Estate Developer stated that pedestrian-friendly streets, cycling tracks and landscaped gardens will promote health and wellbeing while creating cohesive neighbourhood connections. The design also incorporates flood mitigation, utility networks and service buildings to support long-term operational resilience.
AECOM was appointed as lead consultant for infrastructure design peer review and construction supervision on the first phase, a role that encompasses roads, utilities, landscaping and community facilities across the initial 198 hectares. In a company announcement, AECOM Vice President for Al Ain Adeeb Sami described the project as an ambitious integration of residential, community and infrastructure elements at significant scale. The appointment builds on existing progress reviewed in early August by H.H. Sheikh Hazza bin Zayed Al Nahyan, Ruler’s Representative in the Al Ain Region, who examined advancement across multiple housing initiatives.
The Al Dhaher project forms part of a wider portfolio of citizen housing schemes managed by the Abu Dhabi Housing Authority, which has introduced services such as an Expression of Interest platform to help families select suitable units. Central Statistical Bureau data places the UAE’s national population growth and urban expansion as key drivers for such integrated developments, particularly in regions like Al Ain where demand for culturally attuned housing remains strong. Officials have indicated that additional projects in the area follow similar public-private partnership models to accelerate delivery while maintaining high standards of design and sustainability.
