The company said in a statement that The Canopies will comprise a selection of one-, two-, three- and four-bedroom apartments together with townhouses across a 142,000-square-metre plot at the new Yas Point waterfront destination. According to Aldar, 60 percent of the master plan is dedicated to open green and water spaces designed to create a nature-focused living environment with views over Yas Marina and the island’s attractions. The development marks the first residential community within Yas Point, which the developer positioned as a mixed-use project encompassing retail, dining and entertainment facilities alongside homes.
Talal Al Dhiyebi, CEO of Aldar Development, said in the statement, “The launch of The Canopies at Yas Point marks a significant milestone in our strategy to deliver exceptional waterfront living experiences that seamlessly blend with nature.” He noted that the project aims to set a new standard for residential developments in the region through its emphasis on sustainable design and community connectivity. Aldar reported that sales have opened with apartments priced from AED 1.1 million and townhouses from AED 2.45 million.
A Knight Frank report published in early 2026 found Abu Dhabi’s residential property prices had increased approximately 15 percent over the preceding 12 months, with waterfront locations on Yas Island among the strongest performers. The island has grown into a major residential and leisure hub since the opening of Ferrari World and Yas Marina Circuit, according to Abu Dhabi Tourism and Culture Authority visitor data that placed annual footfall above 10 million in recent years. Aldar has contributed to this expansion through earlier projects including Yas Acres, where demand for villa communities remained elevated.
The developer stated that completion of The Canopies is scheduled for the fourth quarter of 2028, allowing buyers to register interest immediately through its sales platforms and project gallery. In the announcement on its newsroom, Aldar described the architectural concept as drawing from natural tree canopies to provide shaded communal areas and enhanced resident wellbeing. This approach forms part of the company’s wider portfolio strategy that has seen it deliver more than 30,000 homes across Abu Dhabi in the past decade.
Publicly available figures from the Abu Dhabi Real Estate Centre showed off-plan sales in the emirate rose by 22 percent in the first half of 2026 compared with the same period a year earlier. Aldar said the launch of The Canopies aligns with continued demand for quality residential product in integrated master-planned communities. The project is expected to appeal to both end-users and investors seeking proximity to Yas Island’s entertainment, education and healthcare facilities.
Yas Point forms an element of Abu Dhabi’s broader Economic Vision 2030 that identifies real estate and tourism as strategic pillars for diversification, according to Department of Economic Development assessments. The company indicated that infrastructure works at the site are already under way to prepare for the phased delivery of residential units. Potential residents will have access to a range of on-site amenities once the community opens, the statement added.
