The Sharjah Real Estate Registration Department released its monthly data showing real estate transactions totalled AED 4.6 billion in August as the market maintained upward momentum. This outcome reflects a 40 percent increase in value compared with the same month a year earlier while the number of transactions rose 25 percent to 3,064. The department attributed the growth to steady demand across residential and commercial segments within the emirate.
Sales accounted for AED 2.1 billion of the August total through 1,098 separate deals according to the department’s breakdown. Mortgage transactions added AED 2.3 billion from 1,007 registrations and other activities contributed AED 219 million across 959 transactions. The department’s figures confirm that the three categories sum exactly to the reported aggregate.
Al Majaz led all districts in transaction value with AED 1.13 billion during the month the department reported. Activity remained strong in Al Taawun, Al Nahda and Al Buhaira as buyers focused on established neighbourhoods with developed infrastructure. These areas together captured a significant share of overall market turnover for August.
WAM reported that the August results build on consistent expansion seen in Sharjah’s property sector throughout the year. The department has recorded similar year-on-year gains in recent months as investor confidence holds amid broader economic conditions in the UAE. A CBRE Middle East market review placed Sharjah among the region’s more affordable investment destinations helping to draw both domestic and overseas capital.
Federal Competitiveness and Statistics Centre data shows the UAE real estate sector as a whole expanded transaction volumes by nearly 18 percent in the first eight months of the year. Sharjah’s performance aligns with this national trend while offering price points below those in Dubai and Abu Dhabi. The registration department noted that streamlined procedures have supported higher participation from a mix of local and international buyers.
The department’s August tally also highlighted continued interest in both ready properties and off-plan developments across the emirate. Mortgage activity in particular pointed to greater use of financing options among purchasers. This balance between sales and lending activity has characterised the market through much of 2026 according to the released statistics.
