Modon records AED1.25 billion in sales from final phase of Bashayer the developer announced in a statement distributed by the Emirates News Agency. The company said the release covered buildings five and six in the waterfront community and included one- to three-bedroom apartments townhomes and penthouses. Units sold rapidly following the July 14 opening under a five percent down payment plan with the balance split evenly between construction and handover scheduled for 2030. Modon listed starting prices at AED 2.35 million for one-bedroom residences and AED 7.2 million for larger villas.

The initial Bashayer phase generated AED 3 billion within one day of its December 2025 launch according to Modon. That release comprised 157 villas and 330 apartments all of which were reserved by buyers on the first day. Hudayriyat Island led Abu Dhabi real estate activity in the first quarter of 2026 with AED 11.97 billion in transactions the developer reported.

Modon Holding delivered a net profit of AED 2.1 billion in the first half of 2025 its financial statements showed. The group recorded AED 10 billion in real estate sales during the period with multiple projects selling out within hours or days. Abu Dhabi registered AED 142 billion in total real estate transactions for all of 2025 reflecting a 44 percent increase in value according to official market figures.

The Bashayer final phase forms the concluding release for the community which Modon described as the first residential development on Hudayriyat Island. Project details from the company place average prices for two-bedroom units at AED 3.15 million and four-bedroom townhomes at AED 6.2 million. The island masterplan combines residential properties with beaches recreational facilities and commercial zones the developer stated.

Hudayriyat Golf Estates from Modon exceeded AED 13 billion in sales within days of its launch on July 7 2026 according to the company. Nawayef Village the first townhouse community on the island generated AED 2 billion in sales within a few hours in 2025 Modon reported at the time. The developer maintains an active pipeline across Hudayriyat and Reem islands with additional communities under construction.
