DLD Reports Dh252 Billion in Dubai Property Transactions for Q1 2026

The Dubai Land Department registered 60,303 real estate transactions in the quarter, which represented a 6 percent increase, while overall procedures totalled 718,160. Investment transactions climbed 7 percent to 57,744 and were valued at Dh173 billion for a 22 percent gain on the same period in 2025. These results reflect the sector’s role as a driver of economic activity under conditions of policy stability that have drawn both new and established participants.

Women’s investments accounted for 15,540 transactions valued at Dh32 billion, the department’s figures show. The total investor base expanded 8 percent to 48,448 while the number of new investors rose 14 percent to 29,312. Such participation points to broadening appeal across different segments of the market.

Foreign investment reached Dh148.35 billion, up 26 percent, with the number of such deals increasing 11 percent to 48,445 according to the department. GCC nationals contributed Dh12.23 billion through 3,228 investments that lifted value by 14 percent from the prior year. Arab investors added Dh12.11 billion from 6,071 transactions during the quarter.

Luxury real estate investments stood at Dh87.71 billion, marking a 26 percent rise, DLD data indicates. The department stated that the performance demonstrates sustained momentum and investor confidence in Dubai’s long-term vision. This outcome reinforces the emirate’s standing as a global destination for real estate capital.

A separate review by fäm Properties found that transaction values had increased 23.4 percent year on year with volumes up 5.5 percent, underlining the influence of higher-value activity. Springfield Properties reported residential sales of Dh138.7 billion across 44,150 deals while commercial real estate recorded Dh38 billion from 3,622 transactions. These breakdowns illustrate how different segments contributed to the overall quarterly total.

Dubai ended 2025 with approximately 270,000 transactions valued at AED 917 billion, a 20 percent increase from the previous year, according to analyses compiled by Driven Properties. That prior performance established a high baseline against which first-quarter 2026 results are measured. Market trackers note that a pipeline of around 120,000 units scheduled for handover in 2026 is likely to shape supply conditions going forward.
