Developers have incorporated extensive public realm elements including parks and pedestrian pathways to encourage community engagement and tourism activity. Construction timelines call for initial groundwork to commence within the coming months with full delivery expected over the next 10 to 12 years. The AED100 billion investment represents one of the largest single commitments to a single development site in the emirate’s recent history.

Statistics Centre – Abu Dhabi figures show the emirate’s real estate and construction sector expanded at an average annual rate of more than 8 percent between 2020 and 2025, providing a foundation for projects of this scale. The new development arrives as demand for premium waterfront properties has increased, with occupancy rates in existing Saadiyat Island communities exceeding 90 percent in recent quarters according to the same statistical body. Industry assessments from Knight Frank indicate that Abu Dhabi’s overall property transaction volumes rose by 15 percent in the first half of 2026 compared with the prior year.

Sustainability standards will guide every aspect of the Marsa Al Saadiyat build-out, including energy-efficient building designs and water conservation systems aligned with the UAE’s national net-zero targets, project planners stated. The marina component is engineered to accommodate superyachts and smaller vessels while incorporating marine ecosystem protection measures. Officials highlighted how the project will connect to existing transport networks on the island to reduce reliance on private vehicles. These features form part of a master plan that seeks to balance urban development with environmental preservation.

Saadiyat Island has emerged as a centrepiece of Abu Dhabi’s cultural and residential expansion since the opening of the Louvre Abu Dhabi in 2017, according to the Department of Culture and Tourism. Visitor numbers to the island surpassed 6 million last year, a figure that the department expects will grow with the addition of new attractions and living spaces. The Marsa Al Saadiyat project will sit near other ongoing developments including museum expansions and residential clusters that have already attracted international operators. This clustering effect has helped position the island as a year-round destination rather than a seasonal attraction.

The development is projected to create more than 20,000 direct and indirect jobs across construction, hospitality and retail sectors once fully operational, a project assessment distributed by the Abu Dhabi Department of Economic Development found. It will also contribute an estimated AED15 billion to the emirate’s non-oil GDP over its first decade according to preliminary economic modelling. Coordination among multiple government entities ensured the project’s alignment with existing infrastructure plans for the island and wider capital region.
